Decree “Salva Casa” 2024
We at Maior Capital keep ourselves up to date with the latest news that may affect the real estate market. The Decree “Salva Casa” 2024, approved at the end of July 2024, offers new opportunities for property owners, simplifying building regulations and providing useful tools for regularising properties and changing homes.
Here are the main advantages:
1. Regularisations procedures and construction tolerances
With the new decree, small building irregularities can be regularised more easily. If the size of your property differs slightly from the authorised size, but falls within the new tolerance thresholds (up to 6% for small units), you will no longer need to apply for amnesty. This reduces bureaucracy and simplifies the handling of your property.
2. New rules for one-room flats and attics
One-room flats of at least 20 square metres are now habitable, provided they comply with the new sanitary regulations. Even attics, which were previously difficult to make habitable, can now be transformed into more easily usable spaces by following the new simplified rules.
3. Simplified change of use
The Decree “Salva Casa” 2024 makes it easier to change the intended use of properties (e.g. a shop or office, C/2 can become habitable). If no structural work is required, it is sufficient to submit a SCIA (Segnalazione Certificata di Inizio Attività = Certified Declaration of Start of Activity) to complete the process. This allows properties to be adapted to new market requirements quickly and safely.
4. Free building: fewer permits, more flexibility
The decree introduces the concept of free building, which simplifies the execution of minor works such as the installation of heat pumps or the removal of architectural barriers (awnings, glazing, etc.). This allows you to improve the energy efficiency of your home or make essential changes without difficulties.
5. Goodbye to double conformity
It is no longer necessary for building irregularities to comply with the regulations both at the time of the abuse and at the time of regularisation. Now, it is sufficient that the work complies with current regulations to obtain regularisation, greatly simplifying the process.
Why is this decree important?
The Decree “Salva Casa” 2024 represents an opportunity to regularise your property, increasing its value and compliance with current regulations. At Maior Capital, we are ready to help you make the most of these new provisions, offering our experience and support at every stage.
